By its urban design and layout arrangement, the Viva Residence developed the neighbourhood of the existing residential area, and by its character it is approximating rather the architectural concept of the townhouses.

The entire complex consists of three brick duplex houses, each of which has four floors with a retreating last floor giving rise to spacious terraces.

Each semi-detached house is always connected to the common entrance to the underground part of the house, where are both the cellar compartments and parking places for residents. The roof on this part of the joint space also gave rise to an interesting solution of terraces, which have also been atypically created for apartments on the first floor (1.NP).

Parking places for visitors have been placed alongside a dead-end driveway.

Access to individual houses has been designed as barrier-free, thus, as a matter of course, lifts have been installed. Each part of the duplex house has also its own gas boiler-room that provides both the supply of heat and of hot water. Each residential unit has its own meters (water, heat, electric-power).

Each duplex house provides 54 residential units in total, split into two sections, each of them having 27 apartments. On the 1st, 2nd and 3rd floors (1.-3.NP) there are always 8 apartments divided by a common staircase (naturally lighted by windows) into two parts/corridors each having 4 apartments that can be closed separately. On the last 4th (4.NP) there are only 3 apartment units.

By its location to a quiet part of the municipality and also by the character of its architecture, the project has been intended for the family housing. The layout of apartment units has also been designed to this purpose.

There is a minimum number of small-scale apartments, it means one room and kitchenette (1kk), of which only one has been situated to each house. Nevertheless, there has been emphasised the efficiency and variability of the living space in its layout, and the floor area of 39 square meters is one rather above the average among the 1kk-apartments.

A large group of apartments has the 2kk type of disposition, and with regard to the use of the project, such apartments replaced the smaller type. This category consists of 5 types of layout with the total area of 54, 57, 59, 60 or 63 square meters. As it is evident from the total floor area of each apartment, these flats are also rather the bigger in their group. The two largest can also be modified as atypical 3kk apartments (3 rooms and a kitchenette).

Another type of apartments are the 3kk flats in sizes of 72, 73, 74 and 78 square meters, the last mentioned one is situated on the last floor only. Also the layout of these apartments has been designed to encompass the widest possible variability with regard to the individual requirements of its users.

The last group of apartments includes 4kk apartments, all situated on the last floor. There are two completely different layouts, one having the area of 99 and one of 100 square meters.

Integral parts of the apartments are, of course, balconies, and the already mentioned terraces. Areas of balconies range from 7.5 to 13 square meters, and one balcony belongs to each apartment unit, some types of 3kk apartments have even two balconies. Another group consists of flats where the terrace replaced a balcony, which are the already mentioned apartments on the first floor (1.NP) (2-times at 2kk apartments and 1-time at the 3kk apartment), where the terrace area varies from 50 to 95 square meters, on the one hand, and the apartments on the last 4th floor (4.NP) where the area of terraces varies in the range from 72 to 121 square meters, on the other hand.

Balconies are accentuated by protruding walls, screening the living room against the adjacent apartments.

Another bold feature of the houses is the wooden cladding (Thermowood) softening optically the surface of the facade and creating dividers between balconies on the last floor.

Also the large French windows can’t be overlooked, conveying sufficient light to all apartments and incorporating balconies and terraces into the entire living area of apartments.

An integral part of today's homes is also the Internet. Connection to the Internet is provided through the fibre-optic network distributed to all residential units. In addition to the Internet, the T-Systems company can provide its users also with the cable TV. The digital broadcasting reception pertains to the standard equipment of the residential units.

The project as a whole combines a nice lightweight construction solution with architectural functionality and variety of housing units and also comfortable use of common premises of houses and of their landscaped surroundings. This section is divided into public and fenced section accessible only to residents, where you will find two playgounds / sportsgrounds.
